Sunday Notebook: Big change for former Subway at Hemming Park

For the past 10 years, Subway has operated out of a storefront on Monroe Street, facing Hemming Park. But it closed last week and the plans for it are a big change.

The space is part of the building housing the Dalton Agency and owned by the agency’s principals, Jim Dalton, Dave Josser and and Michael Munz. When Subway decided to leave, Dalton said they considered their options.

“We thought about getting another tenant and there was a lot of interest,” he said. “But it’s hard downtown without night and weekend traffic. You’ve got to make it from 10 to 3 every day.”

The Dalton Agency is part of a network and when they’ve met with other agencies in other cities several had taken a space like Subway and turned it into something new.

“We all have conference rooms with tables and chairs,” Dalton said. “But these were spaces with a bar, a coffee bar, couches in more of a lounge setting. You can still use them for presentations, but it’s so much more comfortable.”

So that’s the plan for this one. The agency would use it as both meeting and work space, but also make it available to other users downtown.

“The bar will be stocked,” Dalton said. “There will be coffee. They just pay for what they use.”

He said they hope to finalize plans by the end of the year and open it early next year.

Orange Park

Ollie’s Bargain Outlet is planning an Oct. 25 opening for its store in Ridgecrest Plaza on Blanding Boulevard in Orange Park. It’s going into the space Marshalls left in April.

The store is similar to Big Lots, which more people are familiar with in this area, and describes itself as “closeouts, excess inventory, and salvage merchandise.” It opened its first Northeast Florida store last year on Atlantic Boulevard in Regency. A second store opened on Normandy Boulevard just east of Lane Avenue in June.

Mandarin

VyStar Credit Union will open a branch in Mandarin High School next week. Grand opening is 9:30 a.m. Thursday. On Oct. 3, it will open its branch at Fletcher High School, giving VyStar 13 branches in area high schools.

NDRVN LLC paid $6.4 million for the 104-room Best Western hotel at 4580 Collins Road. It was built in 1990 and last sold for $2.3 million in 2001.

Brennan Investment Group of Rosemont, Ill., paid $6,258,000 for the two-story, 42,717-square-foot office building and 29,183-square-foot office building at 7660 Centurion Parkway. They last sold for $10.3 million in 2006.

Ya Ya Creations of City of Industry, Calif., paid $5,388,000 for the 203,163-square-foot warehouse at at 2020 W. 26th St. It was built in 1970 and last sold for $3 million in 2015.

James and Ellen Wiss paid $2,337,500 for the 2,960-square-foot home on the ocean at 2025 Beach Ave., Atlantic Beach. It was built in 1970 and last sold for $1.6 million in 2004.

Smyrna Ready Mix Concrete LLC of Nashville paid $2,220,000 for 28.75 acres at 3570 Masters Road, off Alta Drive.

Salisbury LLC of Boca Raton paid $1,850,000 for the 42,794-square-foot medical office building at 4063 Salisbury Road.It was built in 1990 and last sold for $800,000 in 2015.

Jonathan Talamo trustee et al. of Waban, Mass., paid $2.1 million for the 4,492-square-foot home at 370 12th St., Atlantic Beach. It was built in 2009.

Roanoke Parkway LLC paid $1,775,000 for the Dollar General building at 10171 New Kings Road. It was built in 2011 and last sold for $1,430,300 in 2012.

Gohalem Felema and Dawit Adugna paid $1 million for the 5,109-square-foot home on the river at 3039 Front Road, off Beauclerc Road. It was built in 1976 and last sold for $375,000 in 1989.
